The roofing system was approximately 25 years old, and years of weather exposure had begun to take a toll on both the shingles and the underlying structure.

During the evaluation, it became clear that portions of the roof decking were aging and that some of the rafters showed signs of sagging. To provide a strong foundation for the new roofing system, plywood replacement was included throughout the main roofing areas of the home. The shed and sunroom sections were excluded from the planned decking replacement unless additional issues were discovered during installation.

Our crew removed the old roofing materials and installed a complete new roofing system using SealoronXT Ice & Water Shield in vulnerable areas, VeloraONE Roof Underlayment across the roof deck, and SealoronXT Deck Tape to help protect the plywood seams from moisture intrusion.

To complete the project, John selected IKO Dynasty shingles in Summit Gray, giving the home a fresh, updated appearance while providing durable protection against future weather conditions.

With the new roof in place, the home now has a stronger roofing system designed to address the issues caused by age, improve overall performance, and help reduce the risk of future ice dam-related problems.
