A Tenants Harbor, Maine home was under contract to sell, but the crawl space was damp and had musty odors. The buyers were interested in encapsulating the crawl space to prevent any damage or smells. We installed our two-step encapsulation system, including drainage matting and a CleanSpace vapor barrier liner. CleanSpace seals out moisture, and because it is an inorganic material it also prevents mold growth. Spray Foam insulation was installed on the walls and rim joists to create an air tight seal, and provides immediate energy efficiency improvements.
Etna, ME homeowners wanted help with their cold, musty, and damp crawlspace that had dirt floors. System Design Specialist Craig Z. from TC Hafford Basement Systems met with the homeowners to give a free estimate on encapsulating their crawlspace to keep it protected.
First we prepped the space by removing the old plastic liner. To fully encapsulate the crawlspace and keep moisture and critters out, CleanSpace with Drainage Matting was installed. Drainage Matting is a durable barrier with dimples to help channel water and elevate the CleanSpace, keeping it clean. CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the crawl space, keeping moisture out. A SmartSump was installed to capture water and pump it through the new Exterior Buried Discharge line. The Discharge line takes the water far from the home and with the installation of IceGuard, the entire system is protected against ice buildup in the winter. SprayFoam insulation was added to the walls and rim joists as an added layer of protection, offering an air tight seal and preventing moisture from entering the crawlspace. Finishing out the full waterproofing system was the installation of a SaniDry Sedona air purifier and dehumidifier. The homeowner is able to enjoy their home with better air quality and without having to worry about water in their crawlspace.
After moving into their new home, this homeowner was looking to do some renovations. Before they got started, however, they wanted to ensure the crawlspace below their home would remain moisture-free in the future to protect the renovations. They called us at TC Hafford Basement Systems and after receiving their free estimate, they hired us to get started on a vapor barrier installation. Our crew began work on the crawlspace by leveling the floor using crushed stone. Once level, a Drainage Matting was laid across the floor of the space and a CleanSpace liner was utilized to encapsulate the interior of the crawlspace. Between the CleanSpace and the dirt floor, the Drainage Matting rests just above the ground and creates channels for which any blocked moisture can flow through to drain back into the ground below. The CleanSpace liner itself forms a barrier to completely lock out outside moisture, preventing future accumulation on the interior of this crawlspace floor. Finally, a SmartSump pump was installed in the floor of the crawlspace, to intake any blocked water and force it out of the home through a discharge line.
With a proper vapor barrier protecting their crawlspace, this homeowner is now confident they can move forward with their home renovations without fearing future moisture damage. The CleanSpace vapor barrier will maintain a dry crawlspace below this home for years to come!

The TripleSafe sump pump is the top of the line pump that includes two Zoeller pumps, as well as a battery back up pump to prevent issues with functionality during power loss.
