Built in 1989, the roof had reached about 32 years old and, while still holding up overall, was showing signs of aging with visible discoloration across the shingles. Tim wanted to better understand what was causing it and make sure his roof was in the right condition before moving forward with solar.

After a full inspection, it was clear the discoloration was likely organic and not causing active issues, but given the age of the roof, it made sense to replace it now rather than risk future problems. His attic was in excellent condition with strong ventilation already in place, so the plan was to maintain that setup unless any adjustments were required during inspection.

Our team completed a full roof replacement, installing SealoronXT Ice & Water along the vulnerable edges, SealoronXT Deck Tape to seal the plywood seams, and VeloraONE Roof Underlayment across the entire surface to prevent moisture intrusion. The system was finished with IKO Dynasty shingles in the color Brownstone, giving the home a clean, updated look while providing long-term durability.

With the new roofing system in place, Tim now has a solid foundation ready for solar installation, along with the confidence that his home is protected for years to come.
