The paper backing of fiberglass insulation is like candy for mold. As moisture is trapped in the crawl space and relative humidity rises, along with warm temperatures, mold and mildew begin to grow on organic materials such as the backing of insulation and wood floor joists.
The homeowner has pulled up some carpet where they have noticed water seeping in. Cracks along the basement floor are the entry point for water coming up into the basement from the ground below.
Water has been leaking into the basement through the brick wall and ultimately the paneling that had been covering it. Our team first removed the paneling to expose the wall so that we can begin to install the waterproofing system.
The lower portions of the Sheetrock have been removed because they have been damaged by water infiltration. Removing the sheetrock also allows us access to install the WaterGuard Drainage System as well as a 20-mil CleanSpace vapor barrier. The heavy-duty vapor barrier will help protect the basement from future outside moisture infiltration. It is mechanically fastened to the interior walls six to eight inches above outside grade, giving more protection to the basement.
A jackhammer was used to create an interior trench around the basement. We installed a drainage system called WaterGuard XL within the trench, which will catch any water seeping through the porous basement walls and lead it to a sump pump via the WaterGuard XL.
Mold and mildew have formed on many of the floor joists within this crawl space. This can occur on organic materials when the relative humidity reaches 60% during warmer temperatures. The mold spores can the rise into the home and irritate those with allergies and asthma.
This old sump pump hasn't been able to do the job of keeping this basement dry. The unit allows moisture to rise into the space, and water has clearly been pooling on the floor around the top of the pump.
With water leaking into the basement, the family has been using a fan to attempt to dry out the basement. This is only a temporary solution as water will continue to enter the space.
